Condition:
- Envelope has mice nibbling on the bottom and some foxing.
- Pattern: Seems to be uncut but didn't want to open it up too much. Has foxing but is good and useable.
- Instructions: Good condition.

The pattern is currently in a non-smoking home however, I find my patterns at estate sales, and various second hand places. Therefore they may have been exposed smoke in its previous home. This pattern however does not have a smoke smell.
